Existing 21,980 square-foot medical-business office buildings remodeled for a one-tenant medical use office-medical-adult daycare provider. Construction of a new two-story central element to connect existing one-story and two-story buildings. Reconfiguration of an existing site plan to accommodate the proposed improvements. The original facility had two addresses with a variety of individual medical practices within the building. SYH bought the building/units and combined them into one entire facility for the elderly.

FEATURES: Facilities include dental & exam rooms, physical & occupational therapy, speech therapy, a family center/consultation room, and a social worker consultant room. The dental rooms have installed sliding barn doors – solid core wooden doors. There is also a fireplace installed in the great room.
Converted an existing 7,800 square-foot paint shop into a pediatric clinic. The clinic includes behavioral health, consultation, and support spaces, as well as staff offices and a reception area. The main challenge for this project was getting the electrical plans approved and scheduled by LADWP.

Ground-up construction of a three-story 35,000 square-foot Community Health Center and two-levels of mechanically ventilated subterranean parking, totaling 38,000 square-feet. The building houses a family practice and wellness clinic, vision clinic, laboratory, pharmacy, and dental clinic. Additional administration offices, kitchen, and 7,500 square-feet of retail space on the first floor were constructed.

Ground-Up construction of a three story, masonry, steel, and wood framed 39,000
square-foot medical clinic. The building incorporates meeting rooms, offices, dental exam rooms, storage areas, conference rooms, nurse call stations, copy center, and a kitchen. Along with new security systems and fire safety systems, there were all new site furnishings, traffic signals, and offsite improvements made.

Construction of a new approximately 24,500 square-foot community health center having medical, dental, and optometric exam rooms, doctor's offices, a nurse's office, a pharmacy, reception and enlistment desks, and conference and training rooms. The scope of the project included the demolition of the existing church structure and hardscape, retaining walls, site prep, new structure and site work, equipment, and vendor coordination.

This project was an OSHPD 3, 8,000 square-foot, first-floor clinical remodel with alterations. Work consisted of the demolition of existing space back to core and shell and then the complete build-out of nine exam rooms, six consult rooms, a group therapy room, an immunization room, and a state-of-the-art dental suite with four dental stations. Work also included a client break room, restrooms, and a full upgrade to all mechanical, plumbing, and electrical systems.

Construction of two new two-story buildings that feature outdoor play areas for children and a social area for adults.
The first building houses a Community Wellness Clinic, a large classroom, a community meeting room, and a kitchen area. The second building houses careers development and vocational skill-building classrooms, job training, and youth centers.

FEATURES: Features a curved corrugated metal roof at the main building and an open pedestrian bridge with ceramic tile walkways that connect both buildings.
Three-story, ground-up family health center totaling over 25,000 square-feet. Each of the three floors is its own clinic and provides services for dental, family care with x-ray rooms, and billing/accounting. The building is constructed of structural steel as well as structural steel stud framing with stucco and masonry veneer exterior finishes. Custom millwork on the interior with solid surfaces countertops, laminate flooring in all exam rooms, and Travertine ceramic tile in all three lobbies. Two and three-tone walls in designated areas, and design build HVAC system.

This project is a ground-up, one-story, 15,000-square-foot PACE (Program for All-inclusive Care for the Elderly) Center on a 1.33-acre site. The building consists of offices, day rooms, personal care area, rehabilitation/therapy gym, and a dining room with serving kitchen.

FEATURES: This clinic is designed to meet OSHPD-3 requirements.
The existing 6,035 square-foot shell space was constructed into an additional OSHPD-3 primary care facility. Construction includes 13 exam rooms, an immunization room, a triage/medical prep room, two bullpen areas, three bathrooms, two waiting areas, and a reception area.

FEATURES: An airborne infection isolation/exam room designed to better serve patients with airborne illnesses while keeping other areas of the facility sterile.
This project was a 6,300 square-foot OSHPD-3 dental/medical clinic with five exam rooms, six dental rooms, and a triage and immunization room. Work consisted of the removal and new construction of the interior, non-structural partitions, electrical, plumbing, mechanical, doors/frames, and finishes. The exterior enhancement included storefront glazing and reconfiguring of the overhang.

FEATURES: Additional work included wood siding replacement with painted stucco, painted wood siding at the rear elevation, restriping of the parking lot, and removed and replaced roofing.
This project was a design-build, tenant improvement for 9,640 square-feet within an existing space, OSHPD-3 medical office, community clinic, and adult day care health clinic. Minor reconfiguration of non-shell space was done to accommodate a new toilet, shower, and staff support space. Exterior upgrades included limited re-grading to parking stalls for ADA compliance.

FEATURES: This was a PACE (Program of All-inclusive Care for the Elderly) project. The existing space not included in the scope of work is the San Ysidro Health Center Adult Daycare.
Complete renovation of an existing 10,413 square-foot building and construction of a 3,883 square-foot addition. The interior renovation included new interior partitions, windows, and doors; fire sprinkler upgrades; and all new electrical, plumbing, HVAC, telecommunications, fire/life safety, and intrusion alarm systems. Exterior improvements included new paint, roofing, signage, hardscape, landscape, asphalt, site utilities, and ADA upgrades to the parking lot and sidewalks.

FEATURES: The one-story, wood-framed facility encompasses 24 exam rooms, health education classrooms, lab space, and areas for adult medicine, pediatric, prenatal, and teen services.
Tenant improvement of the top three floors of a four story building, using existing electrical and mechanical units. Scope includes demolition of existing walls, fixtures, ceiling, and framing. New clinical offices, nursing stations, and management offices on three floors. New restrooms built with ceramic tile floors and walls with all the necessary fixtures. Minor HVAC and fire alarm changes were made to the building.
